Project Breakdown

  • After 2008 crisis the Tavivian Sporn group strategy has shifted to target  distressed properties, new development and income producing properties landlords for our investors.
  • Our team have mapped for over a year potential buildings, new developments and land owners in Manhattan which were in strong need of equity injection due to  slow sales, price reductions and previous signed contracts which were canceled.
  • The goals was to target the right property that was near completion\ did not need construction at all and that can be purchased at a strong discount in order to release the apartments back on the market once the market recovers.
  • The Tavivian Sporn group have identified 40 Broad St, The Setai as a suitable property that answered all the criteria's our investors looked for - Anglo Irish, the struggling Irish lender, put its $147 million construction loan up for sale in 2010 after the sponsor, Zamir Equities, defaulted on the debt.
  • Zamir completed the conversion of the 34-story office building into a condo and sold around 50 percent of the units, but former Attorney General Andrew Cuomo allowed buyers to back out of their contracts and halted future sales.
  • The Tavivian Sporn group were involved in every part of the deal form identifying the property, to sales analysis, pricing blend and negotiations.
  • Representing the purchaser HFZ, led by Ziel Feldman, and Israel's Acro Group, have closed on an $80 million deal with Anglo Irish Bank to buy the note at the Setai condominium at 40 Broad Street.
  • Over 20 Groups had strong interest in the deal.
  • Besides brokering the note sales the Tavivian  Sporn group have sold 18 apartments in the building and rented 8 units
  • As of July 2011 apartments in the building are trading between $900- $1,100 per SF

  • 617 WEA apartment 7AB was a sale of a 1 bedroom apartment and a 3 bedroom apartment that was offered as a combination.

  • The 1 bedroom apartment was on the market for 6 months due to extremely high monthly charges.

  • Both apartments needed complete  gut renovation and of course a combination of both would need a full gut renovation.

  • Working with 2 individual owners and 2 adjacent apartments.

  • Working on an extremely tight timeframe due to owners personal needs.

Our Strategy:

  • Our understanding that the 1 bedroom sale would have to take a huge price cut We understood that in order to maximize the apartments  value we need to take advantage of the fact that there are only 2 apt per floor (with the adjacent 3 bedroom).
  • The Tavivian Spron Group has created a custom detailed pricing analysis showing that by offering both apartments as a combination both owners can increase their profit by a combined $1,000,000 as opposed to each selling their apartments individually.
  • The concept of the marketing strategy was to offer the market a unique opportunity to own a full floor UWS dream 5 bedroom apartment at bellow $Mill that after the combination would create a 5.5-6 Mill apartments.
  • In order the help prospective buyers understand the vision we were able to get access to a similar apartment in the building that was combined and get images and floor plans to assist potential buyers.
  • We have created a unique 4-5 bedroom alternative floor plans for the combination option targeting both 4 and 5 bedroom buyers.
  • All new marketing materials we recreated including a custom brochure, new photos, alternative floor plans etc'.
  • The apartment was heavily marketed to all 4-5 bedroom brokers specialists in the UWS who made similar transactions as this in the past 2 years.
  • After 3 weeks of content showings (over 50) we were able to secure a fully qualified buyer who wished to close on the property within 2 months.

  • The apt required complete makeover (renovation and re configuration). 
  • The apt was previously listed with another broker for almost a year.
  • Although the Apt was 2700 Sf it was configured as a 1 bedrooms which made it extremely difficult to target and create the traffic of the 2-3 bedroom potential buyers.
  • Very limited gaps for negotiability.
  • The apt was marketed during a challenging financial. atmosphere with serious  difficulties in obtaining financing.

Project Breakdown

  • The Tavivian Sporn group have identified the major strength of the property which included 22 ft ceilings, width, massive out door space and character like no other in the West village market and downtown.
  • After numerous showings our group have decided to re strategies and to re evaluate the profile of the  potential buyers for Apt PHD.
  • Taking under consideration that the buyer of this space is not a 3.5 Mil buyer due to at least $1 Mill of renovations we decided to aim for prospective buyers which are looking for a project, buyers who are looking to create value and to customize a unique space to their own liking and standards.
  • The Tavivian Sporn group have physically viewed the entire inventory in the west village, SoHo, Tribeca and Greenwich village with same characteristics as 377 w 11 PHD.
  • We came to a conclusion that a similar finished mint condition space as PHD would fetch any number between 6-8 Mill and that the "bones" of apt PHD are extremely rare in the current market
  • The Tavivian Sporn group have hired an architect and interior designer to  provide with a presentation to customize the space and create one of the most unique residences on the market- This presentation was handed out to all potential buyers and brokers.
  • We have created a detailed pricing analysis for the 5-8 Mill market share to showcase the value of the PHD which was handed to all brokers and buyers who came through the door.
  • We have created renderings and illustrations of the space including the outdoor space to emphasize and visualize to prospective buyers the true advantages of the layout and how with an extremely cost effective plan one can  reconfigure the space to a much more efficient layout.
  • We have created several alternative floor plans in 2D and 3D that will maximize value creating a 3 bedrooms 3 bathrooms layout  and to  increase the value substantially.
  • A massive online campaign was created in more then 10 websites to create a buzz and a sufficient online exposure and presence.
  • The group have held on an average 3 open houses per week and over 12 brokers open house for the time period when the property was listed.
  • Professional shots were taken to showcase the space in the best way.
  • Professional video was created to better showcase the space and to feature its advantages.
  • Once building renovations were approved and renderings were published we leveraged that fact to re approach all previous interested parties explaining how the renovation will create upside value.
  • A mass mailing campaign on a monthly basis was sent to the entire brokers industry and surrounding buildings\ neighborhood.
  • A new property description was written for the apt emphasizing the apt is a "project", and needs a gut renovation with huge value in order to attract only the right targeted clientele that are looking for this type of purchase.
  • The buyers was approved for the building and the transaction got closed one month after going into contract.

  • We have created several optional floor plans for the combo offering a 2 bed, 2 baths layout and a 3 bed, 2 baths layout.
  • A detailed pricing analysis was prepared and handed out to buyers showing how by combining both units the prospective buyer would have an immediate $150,000 value appreciation after the renovations.
  • We constantly showed the property, conducting 2 open houses a week and several brokers open houses.
  • All new custom marketing materials were recreated for the property including a new brochure, several 2D and 3D alternative plans.
  • After 6 months of showings and several offers on each of the individual units the Tavivian Sporn Group was able to secure an offer and contract sign from 1 buyer on both units for a combination.
